provide a full service real estate management program. With over 50 years of experience, our turn-key services minimize the need for owners to little more than to review reports and updates associated with their investment.
Diverse Portfolio
Lighthouse Real Estate currently manages over 30 properties throughout the Salt Lake Valley and surrounding Counties. They include single family homes, duplexes, triplexes, condos and townhomes.
Property Inspections
LHRE conducts quarterly property inspections. We check for property condition and needed property maintenance to include but not limited to; appliances, water damage, windows/blinds, doors, toilets, carpets, etc… Owners will cover costs for items associated with routine maintenance. However, items that need repair due to tenant neglect will be charged to the tenant. We request that carpets get cleaned once a year and tenants maintain general cleaning throughout their lease.
Marketing your property begins immediately. This process includes a personal tour, taking pictures, researching comparables, identifying special amenities and advertising on major websites.
We start screening all possible tenants over the phone and reviewing our application/qualification process. Once they meet the criteria we will set a showing. We review the process again and encourage them to make application. Upon receiving their application and fee we begin the verification process. This includes employment, credit and criminal background checks.
Approved Tenants
Once a tenant has been approved we accept the security deposit to hold the unit. We then cover our expectations in detail regarding tenancy.
Fair Housing Act
We follow all Fair Housing and Equal Housing Opportunity laws and we provide the tenant with a set of rules to maintain the property integrity.
The Owners are provided with monthly reports accounting for all income and expenses. With an adequate deposit on hand, we can pay HOA fees and mortgage payments if requested. Owners will also receive an annual report that can be directly handed to their tax preparer.
Summarization/Winterization
LHRE takes care of required seasonal winterizing and summerizing of systems. This includes sprinklers, lawn care, and roof coolers.
Compliance/Eviction
If a problem arises with a tenant, we act immediately. Notices are served and evictions are processed when/if required. We have a team of attorneys who have experience with Utah Law and Tenant Compliance. These services are greatly discounted based on our group rate and are a fraction of what it would cost an individual owner.
